Mixed Use Multifamily Residential – Washington, DC (2020 - 2021)

Rey co-represented Howard University’s interest in the redevelopment of the former Effingham Apartment redevelopment, a mixed-use project at 2711 – 2719 Georgia Ave NW DC, which required the demolishment of an existing three story, 40 unit multifamily residential structure and redeveloping the site with a five story multiuse development with twice the FAR density. The approximately $54M development value project generated substantial value to the Howard University system in the form of ground rent payments from development partner Rock Creek Development, while improving the frontage along Georgia Ave NW.

Rey participated in Development Agreement negotiations, Ground Lease negotiations, led Site Investigation efforts and reviewed and approved financial models and pro formas.
