Rey served as the primary lead for the pursuit and award of the development of Texas A&M’s Fort Worth Campus, a 500k+ GSF mixed use, mixed tenancy development. The Texas A&M Fort Worth Campus development opportunity is designed to bring academia and commercial industry together in a mixed tenancy campus that comingles academic research and commercial R&D occupants on the same premises. The transaction is predicated on a Lease-Leaseback structure, including an innovative condominium segmentation of the project to allow for a hybrid commercial debt and bond financing approach, supplemented by Tax Increment Finance (TIF) funding.
Rey sourced the opportunity, led the RFP pursuit process, and led pre-development activities, including development of the transaction structure, creation and management of the project development budget and project pro forma, managed Site Investigation efforts, sourced and managed Architectural and Engineering consultants and third party vendors, drafted and negotiated relevant Pre-Construction and Project Agreements, and managed the design process.
